Atlantic Beach, less than 30 minutes east of downtown Jacksonville, has a history dating back to the early 1900s. Although it had tumultuous beginnings, Atlantic Beach was officially incorporated in 1926. Like its neighbor to the south, Neptune Beach, this city is perhaps most well-known for its beach homes, its upscale shopping and dining options by the waterfront, and its quaint residential areas.

The Atlantic Beach real estate market comprises a mixture of single-family homes and cottages, townhomes, and condos. Some of the desirable properties in the city are located in the neighborhoods east of Sherry and Seminole, and this due to the close proximity to the beach. In particular, condos for sale are situated near the water in the downtown area, quite literally steps away from the water.
Driving through Atlantic Beach means that buyers can see new homes scattered amongst tear-downs and charming beach cottages. Many buyers do purchase homes for sale with the intention of renovating as some neighborhoods can be more affordable than some of the other, popular communities in the area.
Lot lines are smaller in Atlantic Beach as compared to those in Ponte Vedra Beach, and this means that living is denser with a very neighborly and walkable feel. The Beaches Town Center sits just between Atlantic Beach and Neptune Beach, and it’s a great, accessible destination for residents.
For oceanfront homes or condos, buyers will be looking at either Ocean Boulevard or Beach Avenue. The streets are narrow, quaint, and quiet outside of the homeowners milling in the streets to go surfing or walking. For investment property, the deals east of Seminole Road are harder to find, yet, west of Seminole is still up and coming as you start to hit Mayport Road with homes under $300,000 to be found.
Unlike Ponte Vedra Beach real estate, there aren’t many defined neighborhoods in Atlantic Beach. The main neighborhoods are:
