Stunning Modern Oceanfront Residence Sells at a Record-Breaking Price in 44 Days
Ponte Vedra Beach, FL
In just 44 days, 1329 Ponte Vedra Boulevard closed at a new NE Florida record high sales price of $16,250,000. The home is still a few months away from completion.
"This is one of the most beautiful oceanfront homes in Ponte Vedra Beach," says real estate agent Gwinn Volen of Keller Williams Luxury. "It's sleek, modern and incredibly well-built."
Volen sourced and worked with both the seller and buyer to pull the transaction together.
"I'm not at all surprised that the home sold so quickly," says Volen. "Ponte Vedra Beach's oceanfront property has been undervalued in my opinion, and our market is finally catching up with South Florida."
Aria Homes Inc's Irina Johnson is the builder. "Irina was instrumental in the process," says Volen. "She knows how to build a stunning, timeless home. Her experience building oceanfront homes along with he signature craftsmanship and attention to detail made this easy for me to sell."
1329 Ponte Vedra Boulevard was purchased in 2021 for $9,800,000. The home was in the infancy of construction at that time. That buyer significantly expanded the home, and reworked the backyard to include a 1000 square foot pool with therapy spa and sun shelf.
The estate home is on a 150 wide parcel on the Atlantic Ocean. The home totals 7738 square feet and includes an outdoor cabana and bath. No expense was spared in this home, which is is built with concrete block and poured concrete floors and roof. The bulk of the finishes were imported from Spanish design and manufacturing firm Porcelanosa.
"There is no other home in the area with these finishes," says Johnson. "It's a stunning, powerful home."
Ponte Vedra Beach's oceanfront real estate has changed dramatically over the last few years with prices up over 100 percent from 2020 for some stretches of Ponte Vedra Boulevard. The opportunities for building new have diminished as people have snapped up available land and older homes they plan to tear down.
"Scarcity drives prices," says Volen. "And, Ponte Vedra Beach is no longer a secret. Our area has been discovered."
