If you've been watching the national real estate headlines, you've probably seen the news: Jacksonville just landed at 4 on Zillow's list of the most buyer-friendly housing markets in the entire country for 2026.


That's not &quot;top 10 in Florida.&quot; That's top 10 in the nation. Out of the 50 largest U.S. metros, Jacksonville beat out major markets like Miami (8), Tampa (9), and Pittsburgh (10). Only Indianapolis, Atlanta, and Charlotte ranked higher.





For those of us who live and work in Northeast Florida, this isn't exactly surprising. But for buyers who are considering a move to the area - or who've been on the fence about Jacksonville - this is validation from one of the most trusted names in real estate data.


Let's break down what this ranking actually means and why it matters if you're thinking about relocating to the area.


What The Ranking Measures


Zillow didn't just pick cities at random. According to the report released in January 2026, the ranking was based on three key factors: places where home values are currently dipping but expected to grow in the coming year, the share of income a median earner would pay to buy a typical home (assuming a 20 down payment), and places where buyers have more negotiating leverage based on days on market and the share of listings with price cuts.


Translation: Jacksonville offers a sweet spot right now. Prices have cooled slightly, but the market is positioned for future appreciation. Buyers have negotiating power. And affordability is better than most major metros.


As Kara Ng, a senior economist at Zillow, told CNBC, the top markets are all located in the Midwest and the Sun Belt. And Jacksonville checks all the boxes.


The Numbers:  What Buyers Are Looking For


Here's what the data actually shows for Jacksonville:




Typical home value: $342,853


Mortgage payment as  of median income: 32.2


Forecasted annual home value growth: 1.5




Compare that to other Florida markets. Miami's typical home is $560,000. Orlando is $410,000. Tampa is $372,600. Jacksonville is the most affordable of Florida's four largest metro areas - and that affordability is attracting serious attention from buyers nationwide.


According to Lisa McNatt, director of analytics for Homes.com, &quot;Among all primary Florida markets, Jacksonville offers the best value proposition. It provides quick access to the beach, has a thriving economy that continues to attract new residents and corporate expansions, and a median price point well below larger and denser markets in the state.&quot;


 


That last part is key: quick access to the beach, thriving economy, and affordability. That combination is rare in Florida right now.


Why The Rankings Matter For Buyers


Orphe Divounguy, senior economist at Zillow, explained in the report: &quot;Home shoppers have room to breathe in these buyer-friendly markets. Lower competition gives buyers more time to decide and wiggle room to negotiate, adding up to a less stressful shopping experience.&quot;


If you've been shopping for a home over the last few years, you know what he's talking about. The era of 20 competing offers, waived inspections, and bidding $50K over asking is largely over in Jacksonville. Buyers have leverage again.


Divounguy continued: &quot;Cooling prices today, paired with expected growth ahead, make for a good entry point for those who have been waiting for the right moment.&quot;


That's the opportunity right now. Prices have stabilized after the pandemic run-up. Inventory is increasing thanks to new construction. And the market is positioned for steady appreciation over the next few years - which means buying now could be smarter than waiting.





What's Driving Jacksonville's Growth


Jacksonville isn't just affordable - it's growing. And that growth is fueled by real economic fundamentals, not just retirees and tourists.


Tourism-based markets like Miami and Orlando are more vulnerable to economic swings. Jacksonville's economy is diversified across logistics, healthcare, finance, and manufacturing. The Port of Jacksonville is one of the busiest on the East Coast. Mayo Clinic, Baptist Health, and other major healthcare systems employ tens of thousands. The military presence at Naval Station Mayport and Naval Air Station Jacksonville adds stability.


According to First Coast News, Jacksonville's inclusion in the ranking &quot;reflects broader changes in Northeast Florida's housing landscape. After experiencing strong pandemic-era demand and rapid price increases, the region has seen a gradual cooling as new construction has expanded housing supply and buyer competition has eased.&quot;


More supply. Less competition. Economic stability. That's why buyers are paying attention.


The Sun Belt Construction Boom


One of the reasons Jacksonville (and other Sun Belt markets) ranked so high is new construction.


Zillow's report notes that &quot;in the Sun Belt, new construction booms have helped inventory recover and eased competition for each home.&quot;


We see this every day. Nocatee continues to expand with new neighborhoods and builders. Communities like Durbin Crossing, Julington Creek, and RiverTown are adding inventory. Even established areas like Mandarin and San Marco are seeing new townhome and condo projects.


That new construction gives buyers options - which is exactly what's been missing over the last few years.


Where Ponte Vedra Beach Fits In


Jacksonville as a whole is ranked 4 nationally. But if you're relocating to Northeast Florida, you need to understand that &quot;Jacksonville&quot; is a massive geographic area. The city limits cover over 800 square miles. The neighborhoods, school districts, and lifestyle options vary wildly.

        <title>Sea Turtle Season is Here (And You Can Help)</title>

If you've lived here a while, you've probably noticed the orange tape and wooden stakes popping up on our beaches. That means sea turtle season is officially underway





From now through October, our beaches transform into a nursery for loggerheads, greens, and the occasional leatherback. These massive turtles haul themselves onto the same beaches where they were born decades ago, dig nests under the cover of darkness, and head back to the ocean before sunrise. About two months later, baby turtles the size of your palm emerge and make a run for the water.


It's honestly one of the coolest things about living at the coast. And there are a few simple things we can all do to help these nests succeed. 


The Basics


Female sea turtles come ashore at night, dig a nest, lay around 100 eggs, and disappear back into the ocean. The Beaches Sea Turtle Patrol marks every nest with orange tape and stakes so we know where they are. You'll see them everywhere this summer - just give them space and let the patrol do their thing.





Turn Off Your Lights (Seriously, This is a Big One)


Here's the thing: baby turtles crawl toward the brightest thing they can see. In a perfect world, that's the moon reflecting off the ocean. But if your porch lights or living room lights are brighter than the moon, those tiny turtles will head straight for your house instead of the water.


And that's...not great. They get disoriented, exhausted, and often don't make it.


If you rent out your beach house, tell your guests about turtle season. Put it in the rental agreement. Make it clear. Most people are happy to help once they understand why it matters.


This is the single biggest thing you can do to help. Lights are the main reason hatchlings don't make it to the water.


Fill In Your Holes (Yes, Really)


This one surprises people, but holes in the sand are actually dangerous for sea turtles.


When a 300-pound nesting mama or a tiny hatchling hits a hole - from sandcastles, beach chairs, or just kids digging - they can fall in and get stuck. Adult turtles get disoriented and give up on nesting. Baby turtles can't climb out.


This fix is easy:




Fill in all holes before you leave the beach (yes, even the sandcastle moat)


Knock down sandcastles at the end of the day


Flatten out deep impressions from beach chairs and umbrellas


If your kids love to dig, keep it shallow and fill it back in







See Orange Tape? Leave It Alone


If you spot a nest marked with orange tape and wooden stakes, just give it space. Stay at least 10 feet back. Don't touch the tape. Don't mess with the sand. The turtle patrol is monitoring every nest and knows when the eggs are due to hatch.


If something looks damaged or wrong, call the FWC Wildlife Alert Hotline at 888-404-FWCC. They'll send someone to check it out.


If You're Lucky Enough To See A Nesting Turtle


First of all, you're witnessing something incredible. These turtles are returning to the beach where they were born, sometimes 30-40 years ago. It's pretty amazing.


Here's how not to mess it up:




Stay at least 50 feet back


No lights (flashlights, phone lights, camera flashes - none of it)


Keep quiet and still


Don't touch the turtle or the nest


Call the FWC hotline at 888-404-FWCC so the patrol can mark the nest




Nesting turtles spook easily. If they feel threatened, they'll head back to the ocean without laying eggs - which wastes all the energy they spent crawling up the beach.





If You See Baby Turtles


This is going to sound weird, but don't help them.


Baby turtles need to make the journey from the nest to the water on their own. That's how they build strength and &quot;imprint&quot; on the beach so they can come back decades later to nest. If you pick them up and carry them to the water, you're actually hurting their chances of survival.


What to do instead?




Turn off all lights immediately


Clear any obstacles in their path, but don't touch the turtles


Keep people and pets back


If they seem disoriented or are heading the wrong way, call the FWC hotline at 888-404-FWCC




If you see hatchlings during the day (which is rare), definitely call the hotline. Daytime emergence usually means something disturbed the nest, and they're in danger from heat, predators, and dehydration.


Keep Dogs On A Leash


Dogs can disturb nests, dig up eggs, and kill hatchlings. Keep them leashed and away from marked nests. St. Johns County enforces leash laws more strictly during turtle season, so it's a good habit to get into anyway.


Want To Do More?  Volunteer


The Guana Tolomato Matanzas National Estuarine Research Reserve trains volunteers for turtle patrol every spring. You'll be up early (think sunrise beach walks), but you get to monitor nests, watch hatchlings emerge, and help protect them throughout the season.


It's one of the coolest ways to get involved with the coast. Check the GTM Reserve website for training dates.


Why This Actually Matters


Sea turtles are endangered. Our beaches are some of the most important nesting habitats on the Atlantic coast. Every nest counts.


The good news? The things that help are easy. Turn off your lights. Fill in your holes. Bring in your beach chairs. That's it. Small actions, big impact.

Just about 20 minutes north of the city, the tall buildings of downtown Jacksonville give way to the A1A Ocean Islands Trail. This is where you’ll find the Talbot Islands. While most of Florida’s coastline has been built up with condos and hotels, Little and Big Talbot have remained almost entirely untouched. They are sister islands, but they couldn’t be more different.





Little vs Big:  Which One Should You Visit?


Think of Little Talbot as your classic, sprawling beach off the Atlantic. It’s got five miles of wide, white sand perfect for those long walks or a day of surfing and sun. If you want to camp, use a real restroom (always my preference), or let the kids run wild in the waves, this is sure to be your spot.


Big Talbot, on the other hand, is a bit more &quot;moody.&quot;   It’s not a swimming beach; it’s a nature preserve built on 30-foot bluffs. It’s quieter with more terrain and feels like you’ve stepped onto a movie set.


The Ghostly Beauty of Boneyard Beach


The &quot;crown jewel&quot; of Big Talbot is Boneyard Beach. If you’ve seen photos of massive, bleached trees scattered across the sand like giant skeletons, this is it.


A common misconception is that these trees washed up from the ocean. That is not the case. They’re actually the victims of coastal erosion. For decades, the Atlantic has been slowly eating away at the bluffs. As the ground gave way, the massive live oaks and cedars of the maritime forest simply fell onto the shore.


Instead of rotting, the salt water and the Florida sun &quot;pickled&quot; and bleached the wood, turning it into these hard, salt-crusted sculptures. It’s a photographer’s dream, but remember: the &quot;bones&quot; are protected, so visitors need to leave them exactly where they find them.



Hunting for &quot;Black Gold&quot;: Finding Shark Teeth


If you’re a fossil hunter, the Talbots will be your ultimate playground. Northeast Florida is a massive &quot;collector’s zone&quot; because the tides constantly churn up fossils reputedly from the Miocene era, with some dating back 20 million years.


So, where do you look?  On Little Talbot, focus on the wrack line (the line of seaweed and debris left by the high tide) or the northern tip of the island where the current is strongest.  Here you’ll mostly find small, jet-black teeth from Bull or Tiger sharks. However, the &quot;Holy Grail&quot; is the Megalodon tooth. They are rarer here than at Mickler’s Landing in Ponte Vedra Beach or Fort Clinch, but they do turn up after a big storm.


Pro Tip: Look for the shine. Fossilized teeth have a glassy, lustrous finish that stands out against the duller shells and rocks. (For a deeper dive on how to find sharks teeth, check out our other guide here.)






Make it an Experience: The St. Johns River Ferry


To make this a true local &quot;day out,&quot; don’t just drive the long way around. Head to Mayport and take the St. Johns River Ferry


It’s a short, five-minute ride that connects Mayport Village to Fort George Island, but it changes the whole energy of the trip. You can step out of your car, breathe in the salt air, and usually spot dolphins playing in the wake of the boat. It’s a nostalgic, &quot;Old Florida&quot; experience that costs just a few dollars and saves you a massive loop around the city.



Local Favorites: Where to Eat &amp; What to See


If you’re making the trip out to the islands, you’re already in the heart of the Timucuan Preserve. Don't just head back home afterward; stick around for the history and the food.


What To See and do


Kingsley Plantation: Located on Fort George Island (by the ferry), the drive down the long, unpaved road lined with ancient oaks is worth the trip alone. It’s a sobering and beautiful look at the region’s history.


Kayaking or Paddle Boarding the Salt Marshes: If you have a kayak or paddle board, the marshes between the islands are some of the best places to spot manatees or roseate spoonbills.  





Where to Eat


The Sandollar Restaurant: A local staple for a reason. It sits right on the water, offering a perfect view of the ferry crossing the river. It’s a great spot for fresh seafood and their famous hush puppies while you watch the ships go by.


Billy Jack's BBQ: This is the &quot;new kid in town&quot; right near the ferry landing on Heckscher Drive. It’s owned by the same folks behind North Beach Fish Camp and Valley Smoke, so you know the quality is there. It’s fast-casual and the perfect spot to grab a pulled pork sandwich and sit outside to soak up the vibes after a long day of exploring. 


Whether you’re a long-time local or only here for a visit, the Talbot Islands offer an incredible glimpse into Florida’s untouched coastal heritage. From the white sands of Little Talbot to the cinematic, salt-bleached 'bones' of Big Talbot, these sister islands remind us why we choose to call the First Coast home.

Every March, Ponte Vedra Beach becomes center stage in the golfing realm as THE PLAYERS Championship brings golfers, fans, and media to our coastal town.  Welcoming this annual tradition is nothing new to residents of Ponte Vedra Beach, as the PGA Tour has called Ponte Vedra Beach home to this tournament since 1974.  This event brings hundreds of thousands of fans to our community annually for this world-class golf event. TICKETS


Stadium Pass - A Stadium Pass ticket is for general grounds access and all public areas of the Tournament.  Tuesday’s Stadium Pass will also include access to the Military Appreciation Concert featuring Jordan Davis. You can purchase a stadium pass for any day here.


Military Tickets (Active Duty, Retired, Reserve, National Guard) - Tickets to the military are available for military service members and one dependent on Tuesday and Wednesday, plus one competition day (Thursday - Sunday). You can get military tickets here. Ticketed Military and one dependent (witha  valid ID) can also access the Patriots Outpost, the open-air venue, for snacks and non-alcoholic beverages.


Veteran Tickets - Tickets for veterans and one dependent are available for Tuesday and Wednesday, plus one competition day (Thursday - Sunday. You can get veteran tickets on the PGA Tour website. Ticketed Veterans and one dependent (with a valid ID) can also access the Patriots Outpost, the open-air venue, for snacks and non-alcoholic beverages.


Kids 15 and under are admitted free with a ticketed adult.  Maximum 2 kids per adult.


Tickets do not include parking. Be sure to purchase a parking pass on the PGA Tour website.

THE PLAYERS Championship FAQ


Here are some frequently asked questions that may help plan your excursion to the tournament.


What am I permitted to bring in with me?


Fans are permitted opaque bags 6x6x6 maximum size or clear bags no larger than 12x6x12.  Backpacks, duffle bags, camera bags, totes, string bags, etc., are not permitted.  Folding chairs are permitted; however, the bag for the chair is not.  You can find a full list of prohibited items at www.pgatour.com. You should also be prepared for any bags to be checked upon entering the facility.


Where do I park?


Volunteers are asked to park at Davis Park and utilize the shuttle.  Volunteers should have their credentials visible for transportation.  Spectators will park in the general parking on Palm Valley Road and will be required to purchase a parking pass here.


Can I bring a chair?


Yes, you can bring a chair, but not a chair bag.


Can I bring food to THE PLAYERS?


Yes, you can with some restrictions. Food should be stored in a one-gallon plastic bag or clear Saran Wrap. Fans are not permitted to bring in outside beverages or water; however, there will be water stations available to fill reusable water bottles. There will also be food vendors and pavilions for spectators.

Sawgrass Country Club in Ponte Vedra Beach is entering a new era of growth and refinement with a $55 million Capital Improvements Plan designed to elevate every aspect of the member experience. Recently approved by the club’s membership, this initiative marks one of the most significant upgrades in Sawgrass’s five-decade history — blending tradition, luxury, and innovation to ensure the club remains one of Northeast Florida’s premier clubs.


The comprehensive enhancement plan includes a full renovation of the club’s 27-hole championship golf course, a 7,347-square-foot expansion of the fitness center, and a modernization of the Beach Club Pavilion and dining spaces. The Tennis Pavilion will also receive major updates, including 13 new HydroCourts designed to accommodate players of all skill levels.





Renowned golf course architects Dana Fry and Jason Straka will lead the golf course renovation, balancing the storied history of Sawgrass with modern playability and environmental sustainability. Construction is scheduled to begin in November 2025, with projects rolling out in phases over the coming months.


These new improvements follow the club’s $25 million clubhouse renovation completed in 2021 — a testament to Sawgrass’s long-term vision and ongoing commitment to excellence.


Membership Growth and Fee Update


Reflecting continued demand and the prestige these new enhancements will bring, Sawgrass Country Club announced that its joining fee will increase from $85,000 to $125,000 effective December 1, 2025. Membership remains at full capacity, with a waitlist currently estimated at 6–9 months.

Buying a home is no question one of the largest financial decisions individuals and families will make. Unfortunately, it has also become a prime target for cybercriminals. In recent years, wire fraud in real estate transactions has skyrocketed, leaving many homebuyers and sellers devastated.


Scammers often pose as real estate agents, title company representatives, or lenders. They send fake emails or texts with fraudulent wiring instructions, tricking buyers into sending their down payment or closing funds to a criminal's bank account. Once the money is sent, it’s often impossible to recover.





How Wire Fraud Happens


Email hacking: Criminals hack into a real estate agent’s or title company’s email account and monitor communications.


Fake messages: The hacker sends a message to the buyer with “updated” wiring instructions.


Urgency and pressure: The message often creates a sense of urgency, saying the transfer must happen immediately to avoid delays.


Funds stolen: The buyer unknowingly wires their money to the scammer’s account.


How to Avoid Real Estate Wire Fraud
