We questioned a few residents of Marsh Landing to help potential home buyers get a sense of what the community is like from some of the insiders. Here’s what they had to say.
Q: What do you LOVE about Marsh Landing?
“We love the vast space we have in Marsh Landing and all the beautiful wildlife and trees. The combination of the golf course, marshlands, intracoastal waterway and harbor make for beautiful scenery and views.”
—Karyn Carroll, Resident
“There are so many things about Marsh Landing that make it a wonderful place to live. First and foremost, the people make this community what it is. Our neighbors are down to earth, warm, open and friendly. There is a strong sense of community here that is hard to beat.”
“Secondly, we love our fabulous parks. With easy access via our neighborhood’s sidewalk, my kids spend lots of time biking up there with friends.
"Third, this is a nature lover’s dream. For many, it’s a boater and fisherman’s paradise. Area creeks provide some of the best fishing in the area, and it’s a joy to take our family out regularly to fish, paddle board, and simply enjoy being on the water.”
— Suzanne Perce, Resident and proud mom
“Marsh Landing is a naturally beautiful, safe, friendly, and family-oriented place to live.”
— Price Schwenck, Resident
Q: What do people get wrong about Marsh Landing?
Karyn—
“One misconception is that all the homes in Marsh Landing are over a million dollars. There are homes ranging from 500K to 5MM and everything in between.”
Suzanne—
“A popular misconception about the neighborhood is that it’s full of bugs. Some people refer to it as ‘Mosquito Landing.’ We haven’t found this area to be any different than other areas in Ponte Vedra. We live on the marsh and are outside year-round. For us, it hasn’t been an issue and we have lived here for 11 years.”
Price—
“We’ve occasionally heard that Marsh Landing has a reputation of having tough rules. In 12 years of living here we have never found this to be an issue. In fact we know the property management rules are much the same as neighboring communities.”
Q: Do you use the Marsh Landing Club?
Karyn—
“We are members of the club and love the convenience it provides. Our favorite aspects of the club are the youth golf program, swim team, and summer camps. The food at the club never disappoints. We envision our children biking to the club as they get older to meet their friends for golf, tennis or swimming.”
Suzanne—
“We are members of the club and we use the golf, tennis and swimming facility. We chose to be golf members because we love having access to the neighborhood’s course with our kids. The course is very private and often times we can have it all to ourselves (if you time it right). It’s wonderful for our family to go out in the evening and play 9 holes together – peaceful, relaxing and fun.”
Price—
“We use the Club for golf, exercise and dining. It is convenient and the service and quality are consistent and very friendly. The Club is really well managed and the golf course is superb.”
Q: What DON’T people know about Marsh Landing?
Karyn—
“While it seems overwhelming with 1100+ homesites, it’s a tight-knit community that loves coming together for Food Truck nights, Jazz at the park, Fourth Of July golf cart parade, Family fun runs, movie nights, Halloween festivities and more!”
Suzanne—
“The Marsh Landing’s park and rec committee works hard to bring events to our community. Jazz in the park, food truck Friday, movies on the lawn, 4th of July golf cart parade, and a kids’ triathlon are also some of my favorites.”
Price—
“Marsh Landing was developed around, and with, great respect for the natural beauty of the marsh and lagoons. The property is always wonderfully maintained. It is really easy to meet people here, and there is a perfect mix of young families to active retirees.”
Q: What would you improve about Marsh Landing?
Karyn—
“We would love to see all residents have some type of membership to the Country Club. It would strengthen the club, and in turn increase our home values. The more members the club has the more upgrades and activities they can provide.”
Suzanne—
“Unfortunately many young families are not members of the Country Club. Due to the allure of numerous beach clubs in the area, it’s hard for Marsh Landing to compete. If there was a way to attract young families, I think you would see a more vibrant social scene.”
Price—
“We can think of no areas for improvement — we love living here.”
