Thinking about listing your home for sale this spring or summer? These warmer months tend to be buzzing with activity from eager home buyers. Many are on the hunt to establish roots and settle in before the new school year kicks off. Let's ensure your home stands out from the rest during this busy selling season with these 5 invaluable tips to get market-ready.

1. Get Organized

Buyers want to see themselves living in your home, but it's hard to envision if your space feels cluttered and cramped. Before listing your home, take a stroll through each room to create an airy atmosphere by decluttering and organizing. Consider stowing away excess items, especially in homes with children, where toys can easily take over. Removing family…

My childhood memories of being in the country are vivid. Whippoorwills singing and frogs croaking in the pond at night. The smell of horses, cows and freshly bush hogged pastures. Sleepovers with cousins and friends, and even after-prom parties in high school. Once my kids were born, they too got to experience some of the joy I felt running in the woods, building forts, and fishing in the pond. ATV three wheelers were replaced with golf carts for them, but the sounds of the woods and idyllic South Carolina country life were still felt by them. My oldest son was nine when my mom decided to sell the "pond house" also referred to as "the country." My mom was 73. The upkeep was unmanageable. She no longer enjoyed going there. And the…

The Chase Bank building in Ponte Vedra Beach was once home to our Keller Williams Luxury International office at 190 A1A North where recently solar panels were installed on the roof. The same week a customer asked us about the new Tesla roof (which I never heard of) and suggestions for solar panel company. Later that week as chance would have it, I met a lovely couple, Josh and Siobhan, who own a solar panel company. With all these solar panel coincidences I felt like solar energy had to be a hot topic and I was curious. I chatted with Josh Moore and Siobhan Christman of Masterpiece Solar for quite a while and connected to go over some frequently asked questions on solar energy that even I was curious about and maybe you are too!

Did you know homeowners should anticipate an annual expense of up to 4% of their homes value for annual maintenance expense? Unfortunately, with the current state of the market, many homeowners are left with little or no savings in the bank after their purchase. Experts average that 7 out of 10 homes will experience a "major system or appliance failure" within a year of purchase. This means refrigerator, water heater or HVAC systems will need servicing and/or replacement and that could be very expensive if not detrimental to a new owner. That is exactly why a home warranty is a great purchase in order to offset some of the cost for homeowners. To help explain any misconceptions of what a home warranty really is, how it works and what it…

When you’re looking to buy a home, there is a lot of advice out there.  Some great and some not so great.  One thing that you can count on that is good advice is to have an inspection done on the property.  So what does this mean and who will do it?

We sat down with Bob Rains, Owner of Rains Property Inspections, to get answers to the seven most common questions buyers ask about a home inspection, details on how they are done and, most importantly, what value they hold in their home purchase.

What is a Home Inspection?
Well, a home inspection is generally defined as a limited, non-invasive examination condition of the home.  Usually this is done during the sale of a property and conducted by a licensed, trained, and Certified Home Inspector.  A…

It took 762 days from land purchase to move-in. 762 days. That sounds like a long time - and it IS a long time! In those 762 days.....

  • We sold our home of 15+ years (which we loved) saying goodbye to the best neighbors ever
  • Moved into a less-than-optimal rental situation
  • I went back to work
  • We experienced a global pandemic
  • And, most devastating of all, we lost a family member far too young to cancer

To say these past two years have been stressful would be a gross understatement, but we made it. There were times I felt like my whole family hated me since taking on this project was all really my grand idea; the kids were miserable in the rental, we seemed to hemorrhage cash with every decision. I was busier than…

So let’s get one thing straight, insurance is not boring! Says the insurance guy who loves talking about insurance and was asked to write a blog about it. Now let’s get real – it is boring – BUT it is important to know what you’re buying and what may not be covered and included on your policy.

For guys like me who read through the entire insurance packet, I’m intrigued by the fine print. Because it matters. Reading this blog will allow you to bypass reading through that fine print and learn some interesting things you did not know! Keep in mind, the insurance industry is rapidly changing, so don’t use this as an excuse to not ask your agent questions.

We've covered a lot in this journey so far, including preparing to bid the job, hiring a designer and landscape design.  Now it has been approximately 6 months since framing started on our home and boy are we in the thick of it.  My head is still spinning with choices and there seems to be no end to this adventure, yet I know in reality there will be (hopefully the end is June 1).  And while there have been several huge decisions made, sometimes it’s the little things that creep up on us and make us the most stressed out in this whole “custom home building” process.  Let's dive into those little things, shall we? (I won’t belabor any of these topics too much because I could go on for days about every one of them and how nuts they all…
