One of the great things about living at the beaches, whether it's Jacksonville Beach, Ponte Vedra Beach, Atlantic Beach or Neptune is the culture and community spirit! There's something just incredibly fulfilling that you won't find anywhere else. If you've been around the beach long enough you've no doubt come across a cute and colorful art creation in a palm tree, landscape area or roadside median, smiled and thought to yourself "That is so cute! I wonder who put that there." The important part to its creator was the smile because as you will soon find out, for him, that's really what it's all about. There's actually no telling where you will see one of these randomly placed critters either. When I first moved to Atlantic Beach last year, I was on a…

The Chase Bank building in Ponte Vedra Beach was once home to our Keller Williams Luxury International office at 190 A1A North where recently solar panels were installed on the roof. The same week a customer asked us about the new Tesla roof (which I never heard of) and suggestions for solar panel company. Later that week as chance would have it, I met a lovely couple, Josh and Siobhan, who own a solar panel company. With all these solar panel coincidences I felt like solar energy had to be a hot topic and I was curious. I chatted with Josh Moore and Siobhan Christman of Masterpiece Solar for quite a while and connected to go over some frequently asked questions on solar energy that even I was curious about and maybe you are too!

Did you know homeowners should anticipate an annual expense of up to 4% of their homes value for annual maintenance expense? Unfortunately, with the current state of the market, many homeowners are left with little or no savings in the bank after their purchase. Experts average that 7 out of 10 homes will experience a "major system or appliance failure" within a year of purchase. This means refrigerator, water heater or HVAC systems will need servicing and/or replacement and that could be very expensive if not detrimental to a new owner. That is exactly why a home warranty is a great purchase in order to offset some of the cost for homeowners. To help explain any misconceptions of what a home warranty really is, how it works and what it…

Hurricane Matthew and Hurricane Irma were the first two hurricanes to hit the Jacksonville area with any consequence in many years. With them came an increased awareness of our changing coastlines. Areas like Jacksonville Beach and St Augustine have had plans in place for renourishment over the years, but Ponte Vedra Beach did not.

I met recently with Lori Moffett and Beth Angelo, two Ponte Vedra Beach residents involved in bringing the issues surrounding our beaches to the forefront of our government officials minds, to learn more about the restoration projects queued up.

The reconstruction of our beach has three potential phases with different requirements needed from the community, said Moffett, founding member of Friends of…

When you’re looking to buy a home, there is a lot of advice out there.  Some great and some not so great.  One thing that you can count on that is good advice is to have an inspection done on the property.  So what does this mean and who will do it?

We sat down with Bob Rains, Owner of Rains Property Inspections, to get answers to the seven most common questions buyers ask about a home inspection, details on how they are done and, most importantly, what value they hold in their home purchase.

What is a Home Inspection?
Well, a home inspection is generally defined as a limited, non-invasive examination condition of the home.  Usually this is done during the sale of a property and conducted by a licensed, trained, and Certified Home Inspector.  A…

I just realized that I haven’t thought about the foods I miss from New York until I had to think about the foods New York is best known for. As a New York girl turned Floridian in 1991, I’ve officially been a southern girl longer than I was a New Yorker, however, you can take the girl out of NY, but you can’t take NY out of the girl. Whenever I think about New York, I immediately get a different accent in my head. Any other NY transplants do that?

There’s a lot I miss about New York and National New York Day (which I have no idea what that really means) is a great day to just reminisce on all things New York and point everyone in the right direction to find all the best NY foods right here in Jacksonville and The Beaches.

It took 762 days from land purchase to move-in. 762 days. That sounds like a long time - and it IS a long time! In those 762 days.....

  • We sold our home of 15+ years (which we loved) saying goodbye to the best neighbors ever
  • Moved into a less-than-optimal rental situation
  • I went back to work
  • We experienced a global pandemic
  • And, most devastating of all, we lost a family member far too young to cancer

To say these past two years have been stressful would be a gross understatement, but we made it. There were times I felt like my whole family hated me since taking on this project was all really my grand idea; the kids were miserable in the rental, we seemed to hemorrhage cash with every decision. I was busier than…
